FAQ
Thoughtful answers before the first conversation.
What types of land does LandPad buy?
We focus on a wide range of land opportunities across the United States, including recreational land, transitional land, estate subdivision opportunities, waterfront property, rural acreage, and properties with long-term development or conservation potential.
How is LandPad different from other land buyers?
Many land buyers operate on a high-volume model centered around acquiring property significantly below market value. Our approach is different. We focus on understanding the true potential of the land and structuring transactions honestly, ethically, and professionally.
Do you only purchase land directly from owners?
No. While some transactions involve a direct purchase, many successful projects are created through partnerships with landowners. In certain situations, collaboration can create significantly more long-term value than a simple sale.
How do you determine what land is worth?
We evaluate each property individually based on location and surrounding growth, access and frontage, utility availability, topography and usable acreage, environmental considerations, development and subdivision potential, and market demand. We believe land should be evaluated thoughtfully, not through blanket pricing formulas.
What if I am not sure whether I want to sell?
That is completely fine. Many conversations begin simply with landowners wanting to better understand their property and its potential. We believe informed decisions lead to better outcomes.
Do you work with real estate agents?
Absolutely. One of our core principles is cultivating long-term relationships with land-focused real estate professionals. We value agents who understand land and believe strong collaboration creates better transactions for everyone involved.
Will you make an offer without visiting the property?
In many cases, we can begin evaluating a property remotely through mapping, topography, utility research, and market analysis. However, most serious opportunities ultimately involve a detailed review and often an on-site evaluation.
What regions does LandPad operate in?
We actively evaluate opportunities across the United States, with a focus on properties where thoughtful planning, stewardship, and development can create meaningful value.
Do you only focus on development projects?
No. While subdivision and development opportunities are part of our business, we also pursue recreational properties, conservation-minded projects, habitat improvement opportunities, riparian restoration initiatives, and long-term land stewardship strategies.
What if my property has environmental constraints?
Environmental characteristics do not automatically reduce a property's value. In many situations, wetlands, timber, waterways, or restoration opportunities can become an important part of the land's long-term potential.
How long does the process usually take?
Every property is different. Some transactions move quickly, while others require additional planning, feasibility work, or partnership structuring. Our goal is to create a clear and transparent process from start to finish.
Do you pay fair market value for land?
We believe every property deserves an honest evaluation grounded in reality, not opportunistic pricing. Our objective is to create transactions that make sense for both parties over the long term.
Can LandPad help maximize my property's value before a sale?
Yes. In some cases, strategic planning, entitlement work, subdivision analysis, or infrastructure considerations can significantly impact land value. We frequently help landowners explore those opportunities.
What kinds of partnerships do you structure with landowners?
Partnership structures vary depending on the property and goals of the owner. Some partnerships involve shared development participation, while others focus on long-term value creation through planning, execution, and aligned interests.
What is LandPad's philosophy on land?
We believe land carries long-term significance. Whether creating thoughtful places for families to live, improving recreational ground, restoring natural features, or planning future communities, our goal is to approach every property with integrity, vision, and respect.
